Every picture tells a story. What happens when the picture is enhanced to tell you the story behind the story? Digitally enhanced infrared photography is a great tool for home inspectors, but it is only useful when applied with the proper analysis.
Infrared cameras cannot see through walls, but they can seek out the primary source of infrared radiation which is heat or thermal radiation. This is because any object which has a temperature radiates in the infrared. The warmer the object, the more infrared radiation it emits. Since wet or moist objects have a slightly different temperature than dry objects, the home inspector can use infrared photography to isolate areas of moisture intrusion which is the biggest enemy of any home since it can lead to weakening materials and eventually structural failure.
No infrared enhanced inspection is complete without physical analysis utilizing moisture meters and broader temperature measurements which helps to indicate moisture intrusion and other factors that can contribute to the temperature differential. Since the information derived from infrared imaging is only as good as the inspector’s analysis it is important to have an inspector who understands building science as it applies to thermal imaging. At Old Line Home Inspections, we utilize the latest technology to create the type of analysis our clients need to assure their home is safe from the destructive forces of nature.
